PLANS to convert Moston Garage into a new car dealership have been approved following a long process.

The plans for a new Clare James Automotive dealership have been accepted under strict conditions after the initial plans were rebuked.

The case officer said: “The proposed extension would have a pitched tiled roof to match that of the existing dwelling.

“The proposal is a small-scale development and it is considered that the design of the extension which includes a small bay would not have such a detrimental impact upon the character and appearance of the application property as to warrant the refusal of this planning application.

“As a result the design of the proposal is considered to be acceptable.

“The proposal is single storey and would be set in from the boundary with No 69 by 3.8 metres. Given the scale of the proposed development it would not have a detrimental impact upon residential amenity.

“The proposal includes one additional first floor window that would serve a bathroom and this would not raise any privacy issues.

“It is considered that the proposal is of an acceptable design and that the development would have minimal impact upon the amenities of the surrounding residential properties.”
