COMMERCIAL property developer Chancerygate has announced details of its three-phase plan for the expansion of the Parkgate industrial estate.

Having bought the land at the east end of the estate from Parkgate stalwarts Oliver Valves in July, the developers intend to start work of phase one of the ‘Novus’ project in early 2018.

The first phase will see seven units totalling more than 70,000sq ft build on the land closest to the existing buildings, before phases two and three expand the south-eastern and north-eastern quadrants, respectively.

Mike Walker, development director for Chancerygate in the north west, said: “This is one of the prime locations in South Manchester and Cheshire that we have been targeting and the planned 300,000 sq ft development that we are going to undertake will be of interest to a number of national and local businesses.

“We have already had strong occupier interest.

“The first phase of speculative development will provide industrial and warehousing space in units of various sizes which will be able to accommodate a wide spectrum of end users.”

Planned units to be built during phase one range from 3,185sq ft to 22,100sq ft, with intended use as industrial warehouses.

They will benefit from 8 metres of height, full-height electric loading doors, office content, and dedicated loading and car parking areas.

They will be available to buy or lease, with Gerald Eve and Williams Sillitoe acting as joint marketing agents.

Phases two and three will offer ‘build to suit’ opportunities ranging from 25,00sq ft to 100,000sq ft.
